Fall Aeration & Overseeding Plan
The Foundation for a Thicker, Healthier Lawn.

The Most Important Service You’ll Do All Year
If you want a lawn that’s dense, green, and resilient, aeration and overseeding in the fall is non-negotiable. This isn’t just a recommendation - it’s the cornerstone of our entire Lawn Care Program.
We provide fall aeration and overseeding with service typically scheduled between late August and October. While some contractors offer spring aeration, we don’t recommend it - it tends to encourage weed growth. Fall is the optimal time to help cool-season grasses like tall fescue and Kentucky bluegrass thrive.
Why choose Kingstowne?
-
We use a custom, premium seed blend - not the cheap stuff most contractors use
-
Our process is meticulous, effective, and trusted by clients across Northern Virginia
-
Our results speak for themselves: a thicker, healthier lawn with fewer weeds and bare spots
Why Core Aeration Is Essential
Core aeration involves removing small plugs of soil throughout your lawn to reduce compaction and promote better root growth.
Relieves Soil Compression
Foot traffic and mowing compress soil, suffocating roots. Aeration reintroduces space for air, water, and nutrients.
Improves Water & Nutrient Absorption
With loosened soil, your lawn absorbs water and fertilizer more effectively - boosting health and color.
Breaks Down Thatch
Too much thatch harbors pests and disease. Aeration encourages beneficial microorganisms that break it down naturally.
Stimulates Deeper Root Growth
A strong root system means better drought resistance and overall resilience through seasonal stress.
Why Overseeding Brings Your Lawn Back to Life
Overseeding - especially right after aeration - introduces fresh, improved seed into your lawn, filling in bare spots and thickening the turf overall.
Increases Lawn Density
Fescue and bluegrass don’t spread aggressively. Overseeding helps fill gaps and thicken thin areas.
Improves Color & Texture
Our custom blend includes cultivars selected for vibrant color, softness, and disease resistance.
Reduces Weed Growth Naturally
A dense lawn shades out weed seedlings, reducing your reliance on herbicides.
Boosts Disease & Drought Tolerance
Modern seed varieties in our blend offer better protection against pests, disease, and harsh weather conditions.

Why Timing Matters
The best time to aerate and overseed is early fall - between late August and October.
-
Warm soil supports quick germination
-
Cool nights encourage strong root development
-
Less weed competition compared to spring
